What a Building Pad Is

A house pad or building pad is the level, compacted area your home, shop, barn, garage, barndominium, manufactured home, or slab sits on. Builders call it different names. The job is the same: firm ground at the right elevation that sheds water away from the structure.

From Cleared Lot to Pad

We clear the building area and access, dig out the stumps and root balls, and strip the topsoil and organic material that should not sit under a foundation. Then we cut the high side, bring in fill where the pad needs it, and compact the fill in layers to the elevation the plan calls for. If your builder or engineer requires compaction testing, tell us before we price the job. Brush on the rest of the lot can be mulched in place so you keep the trees you want.

Grade, Drainage, and Access

A pad has to shed water. We shape the ground so runoff moves around and away from the building, and we plan the construction entrance so concrete and material trucks can reach the site. If the lot needs a gravel driveway or culvert, we can build it in the same job.

Working With Your Builder

Tell us who is building the foundation or slab and share their plan. We match the pad size and elevation to it, and the estimate states what we prepare and what the next crew handles. Engineering, permits, utilities, and testing are not included unless the estimate says so.

Rocky and Sloped Lots

Lots around Hot Springs and Hot Springs Village often mean rock, slope, or both. Rock changes the digging method and the time. Slope changes how much cut and fill the pad needs. We look at both before we price the job.

Pads in Hot Springs Village

Hot Springs Village is our home base. If your lot is inside the Village, check the POA's building and clearing requirements before work begins. We work to the approved plan.

What Changes the Price

Pad size, how much clearing and stump work the lot needs, slope, rock, imported fill, compaction requirements, drainage work, and access all change the price. The estimate lists each part so you know what you are buying.

Two Ways to Get a Price

Free Estimate. Send us photos or video of the property and tell us what you want done. We talk it through by phone (video call available), then text or email you a rough estimate. There is no charge.

Site Visit and Consultation ($300). We meet you on the property, walk the work, take the measurements the job needs, and lay out your options. A quote follows by email or text. If you hire us for the job, the $300 goes toward the job balance.
